Welcome to PropertyTale. These Terms of Service (“Terms”) govern your access to and use of PropertyTale.com, including its articles, features, forms, communications and sponsored-content opportunities.
By accessing or using PropertyTale, you agree to these Terms. If you do not agree, please discontinue your use of the website.
About PropertyTale
PropertyTale is an independent informational website publishing articles about real estate, homeownership, buying and selling property, property investing, rental properties, property management and related subjects.
The website may generate revenue through sponsored featured articles, paid expert features, advertising, partnerships and other commercial arrangements.
References to “PropertyTale,” “we,” “us” or “our” in these Terms refer to the owner and operator of PropertyTale.com.
Informational Content Only
Content published on PropertyTale is provided for general informational and educational purposes. It is not intended to provide legal, financial, tax, investment, insurance, construction, property-management or other professional advice.
Real estate laws, rental requirements, market conditions, costs and professional standards vary by location and may change over time. Readers should verify important information with official sources and consult an appropriately qualified professional before making a property, financial or legal decision.
Using PropertyTale or contacting us does not create a professional-client, advisory, agency, fiduciary or other special relationship.
No Guarantee of Accuracy
We aim to publish useful and accurate information, but we do not guarantee that every article will be complete, current, error-free or suitable for a particular situation.
Property costs, rental rates, service prices, laws, regulations, financing terms and market conditions can change. Examples and estimated costs are provided for general guidance and should not be treated as quotations, guarantees or predictions.
We may correct, revise or remove content at any time without prior notice.
Sponsored Featured Articles
PropertyTale may offer businesses, professionals, property managers, real estate companies and other relevant organizations an opportunity to participate in sponsored featured articles.
A sponsored feature may include:
- The sponsor’s name and business description
- Professional experience or background
- Answers to interview questions
- Expert commentary or practical insight
- Contact information
- A link to an approved contact or business page
- Photographs or other materials supplied by the sponsor
- Information about the sponsor’s location or services
Sponsored participation requires a financial payment or another material arrangement. Sponsored content will be identified using an appropriate disclosure, such as “Sponsored,” “Sponsored Feature,” “Paid Feature” or similar language.
Payment does not entitle a sponsor to control PropertyTale’s general editorial coverage, suppress legitimate information or require us to make statements that we consider misleading, unsupported or inappropriate.
Purpose of Sponsorship Fees
Sponsorship fees help cover the work and ongoing resources associated with preparing, editing, publishing, reviewing, hosting and maintaining sponsored features.
Unless otherwise agreed in writing, a sponsorship fee is not a payment for:
- A positive review
- A guaranteed recommendation
- A particular search ranking
- A guaranteed backlink benefit
- A specific number of visitors, leads or customers
- Inclusion in an AI-generated answer
- Indexing by any search engine
- Permanent availability on a third-party platform
We may submit or make content accessible to search engines, but Google, Bing and other platforms independently decide whether, when and how a page is crawled, indexed, ranked or displayed.
Sponsorship Approval
Submitting information, accepting an invitation or discussing a possible feature does not guarantee publication.
We may accept or decline a proposed sponsor based on relevance, content quality, audience value, accuracy, reputation, legal concerns or editorial suitability.
We may decline participation from businesses or individuals whose services do not fit PropertyTale’s subject matter or whose requested claims cannot be adequately supported.
A sponsored feature becomes confirmed only when both parties agree to its material terms and PropertyTale approves the content for publication.
Editorial Control
PropertyTale retains final editorial control over all content published on the website.
We may:
- Edit submitted answers for grammar, clarity, length and consistency
- Write or revise headings and surrounding explanatory content
- Remove promotional or repetitive language
- Decline unsupported claims
- Add context, qualifications or disclosures
- Refuse misleading comparisons or guarantees
- Select the page layout, title, images and publication date
- Update the article after publication when necessary
We will not knowingly alter a contributor’s statement in a way that materially misrepresents its intended meaning.
When promised as part of a sponsorship arrangement, we may send the relevant feature or contribution to the sponsor for factual review before publication. Factual review does not give the sponsor control over unrelated editorial content or the right to demand publication of every requested statement.
Sponsor and Contributor Responsibilities
Sponsors and contributors must provide accurate, current and non-misleading information.
By submitting content or materials, you represent that:
- You have authority to provide the information
- Your statements reflect your genuine knowledge or experience
- Your professional credentials and business information are accurate
- Your claims do not omit information necessary to prevent them from being misleading
- Your submission does not violate another person’s rights
- You have permission to provide all photographs, logos and other materials
- Any person identifiable in a submitted image has provided the necessary consent
- Your submission does not contain confidential or unlawfully obtained information
- Your submission complies with applicable laws and professional rules
You must promptly notify us if information in a published feature becomes materially inaccurate, including changes to licensing status, business ownership, contact information or professional credentials.
Images, Logos and Submitted Materials
Sponsors may provide headshots, project photographs, logos and other materials for possible inclusion in a feature.
By submitting these materials, you grant PropertyTale a worldwide, non-exclusive, royalty-free licence to edit, reproduce, format, publish, display and distribute them in connection with the relevant article, its promotion and the operation of the website.
You retain ownership of materials you created. This licence continues while the relevant content remains published and for reasonable archival or backup purposes.
You are responsible for ensuring that submitted materials do not infringe copyrights, trademarks, privacy rights or other third-party rights. PropertyTale may request evidence of ownership or permission and may remove materials if their permitted use is disputed.
Sponsored Links
The presence, wording, destination and technical attributes of any external link are subject to PropertyTale’s editorial and technical policies.
We may use link attributes such as sponsored, nofollow or other attributes when appropriate. We do not guarantee that a link will transfer search-ranking value or produce a particular SEO result.
Sponsors must not request links to deceptive, unlawful, unsafe or materially unrelated pages. We may change or remove a link if its destination changes, becomes unavailable, is redirected to unsuitable material or creates a security, legal or editorial concern.
Permanent Placement
When a sponsored feature is described as having “permanent placement,” this means that PropertyTale intends to maintain the feature for the operational life of the website, subject to these Terms.
Permanent placement does not guarantee that a page will remain online forever or without modification. We may update, move, combine, redirect, archive or remove content when reasonably necessary because of:
- Legal or regulatory requirements
- Copyright, trademark or privacy complaints
- Materially inaccurate or outdated information
- Changes to the sponsor’s business or licensing status
- Broken, redirected or unsafe links
- Security or technical concerns
- Website restructuring or closure
- Search-engine or platform policies
- Breach of these Terms
- Reputational or editorial concerns
- Circumstances outside our reasonable control
A change to the page title, URL, layout, internal links or surrounding editorial content does not by itself violate a permanent-placement arrangement.
Sponsorship Payments
The fee, currency, payment method and payment date for a sponsored feature will be stated in the relevant written proposal, invoice or agreement.
When a proposal states that payment is due after publication, the sponsor must pay within the period specified after the feature becomes publicly accessible.
Unless otherwise agreed in writing:
- Sponsorship fees are one-time charges
- There are no recurring sponsorship fees
- Payment becomes due when the agreed feature has been published
- The sponsor must pay applicable transaction charges or taxes for which it is responsible
- Failure to pay may result in removal of the sponsored material and collection efforts
A sponsor may not withhold payment solely because a search engine has not indexed or ranked the article or because the article has not generated a desired amount of traffic, inquiries or business.
Refunds
Because sponsorship fees compensate PropertyTale for work already completed and for ongoing publication expenses, payments made after a sponsored feature is published are generally non-refundable.
A refund may be provided when required by law or expressly agreed in writing.
No refund will ordinarily be due when:
- The sponsor later decides it no longer wants the feature
- The sponsor changes its business name, website or marketing strategy
- Search rankings or traffic do not meet expectations
- A third-party platform does not index or display the article
- The sponsor requests removal after publication
- PropertyTale removes content because the sponsor breached these Terms
- Submitted information is found to be inaccurate, misleading or unauthorized
If PropertyTale cancels an agreed feature before publication and no work has been delivered, no sponsorship fee will be due unless the parties agreed otherwise.
Requests to Update or Remove a Sponsored Feature
Sponsors may request reasonable factual updates to their business description, contact information or professional background.
We may make minor factual corrections without charge. Substantial rewriting, replacement of images, repeated revisions or changes to the feature’s original scope may require an additional fee.
Sponsors may request removal of their feature. We will consider and normally honor a verified removal request, subject to reasonable processing time and any legal or recordkeeping obligations. Removal requested by the sponsor does not ordinarily create a right to a refund.
PropertyTale may retain internal records showing that the sponsorship existed and that payment or editorial work occurred.
Advertising and Affiliate Relationships
PropertyTale may display advertisements or use affiliate links in addition to sponsored featured articles.
If we use an affiliate link, we may receive a commission when a reader completes a qualifying action. Where appropriate, we will disclose this relationship.
Advertisements and affiliate arrangements do not necessarily constitute an endorsement of the advertiser, product or service. Readers remain responsible for evaluating third-party offerings before making a purchase or entering an agreement.
External Websites
PropertyTale may link to government resources, businesses, professional websites, research materials and other third-party pages.
We do not control external websites and are not responsible for their:
- Accuracy
- Availability
- Security
- Privacy practices
- Pricing
- Products or services
- Changes after publication
A link does not necessarily mean that PropertyTale endorses every statement, product or service available on the destination website.
Readers access third-party websites at their own discretion and should review the applicable terms and privacy policies.
Intellectual Property
Unless otherwise stated, PropertyTale owns or is authorized to use the website’s original articles, branding, design, graphics and other content.
You may view and share links to publicly available pages for personal and lawful purposes. You may not, without prior written permission:
- Republish complete articles
- Copy substantial portions of our content
- Sell or commercially distribute our materials
- Remove copyright or attribution notices
- Present our content as your own
- Use automated methods to reproduce the website at scale
- Use our branding in a way that suggests an unauthorized affiliation
Brief quotations may be used when permitted by applicable law and accompanied by appropriate attribution and a link to the original page.
User Communications
If you contact PropertyTale, you agree to provide accurate information and communicate lawfully.
You must not use our forms, email addresses or other communication channels to send:
- Spam
- Malicious files
- Fraudulent proposals
- Harassment or threats
- Unlawful content
- Requests involving deceptive link schemes
- Content that infringes third-party rights
We may preserve and review communications as reasonably necessary to respond, maintain business records, prevent misuse and protect legal rights.
Acceptable Use
You may not use PropertyTale to:
- Violate applicable law
- Interfere with the website’s operation or security
- Attempt unauthorized access to accounts, systems or data
- Introduce malware or harmful code
- Scrape or harvest information through abusive automated activity
- Impersonate another person or organization
- Misrepresent a relationship with PropertyTale
- Manipulate website metrics, advertising or search signals
- Use published content to facilitate fraud or unlawful conduct
We may restrict or block access when we reasonably believe a user is misusing the website.
Privacy
Our collection and use of personal information are also governed by our Privacy Policy and any applicable cookie notice.
By using the website, you acknowledge that internet transmissions and electronic storage cannot be guaranteed to be completely secure.
Disclaimer of Warranties
PropertyTale is provided on an “as is” and “as available” basis to the fullest extent permitted by law.
We make no warranties, express or implied, regarding:
- Website availability
- Accuracy or completeness
- Fitness for a particular purpose
- Search-engine performance
- Lead generation
- Revenue or commercial results
- Security from every possible threat
- Continued availability of any article, feature or external link
Nothing in these Terms excludes a warranty or right that cannot legally be excluded.
Limitation of Liability
To the fullest extent permitted by law, PropertyTale and its owner, operators, contributors and representatives will not be liable for indirect, incidental, consequential, special or punitive damages arising from the use of, or inability to use, the website.
This includes losses connected with:
- Property transactions
- Rental decisions
- Investment results
- Business opportunities
- Lost revenue
- Lost data
- Reliance on published information
- Third-party products or services
- Search rankings or website traffic
- Unauthorized use of submitted materials by third parties
Where liability cannot be completely excluded, our total liability relating to a paid sponsored feature will not exceed the amount paid to PropertyTale for that specific feature, except where applicable law requires otherwise.
Indemnification
To the extent permitted by law, you agree to indemnify and hold harmless PropertyTale and its owner, operators and representatives from claims, losses, liabilities and reasonable expenses arising from:
- Your breach of these Terms
- Content or materials you submitted
- False, misleading or unauthorized claims you provided
- Your infringement of another person’s rights
- Your unlawful use of the website
This section does not require you to indemnify PropertyTale for conduct for which indemnification cannot lawfully be required.
Changes to the Website
We may modify, suspend or discontinue any part of PropertyTale at any time. We do not guarantee that a particular category, article, URL, design, feature or service will always remain available.
We may perform maintenance, redesign the website, change hosting providers, reorganize articles or adjust our commercial model without prior notice.
Changes to These Terms
We may revise these Terms to reflect changes in the website, sponsorship program, legal requirements or business practices.
The “Last updated” date will identify the most recent version. Revised Terms become effective when published unless a different effective date is stated.
Continued use of PropertyTale after a revision means that you accept the updated Terms.
Material changes to an existing paid sponsorship arrangement will not retroactively replace specific written terms already agreed with the sponsor unless both parties agree or the change is required by law.
Termination
We may restrict or terminate access to PropertyTale when a user violates these Terms, threatens the website’s security or engages in unlawful or abusive conduct.
Provisions relating to payments, submitted materials, intellectual property, disclaimers, limitations of liability, indemnification and dispute-related rights will survive termination where reasonably necessary.
Severability
If any part of these Terms is found invalid or unenforceable, the remaining provisions will continue in effect to the fullest extent permitted by law.
An invalid provision will be interpreted or limited as necessary to make it enforceable while preserving its original purpose as closely as possible.
No Waiver
If PropertyTale does not immediately enforce a provision of these Terms, that does not waive our right to enforce it later.
Entire Agreement
These Terms, together with the Privacy Policy and any specific written sponsorship agreement, constitute the agreement governing use of PropertyTale.
If a specific written sponsorship agreement conflicts with these general Terms, the specific written agreement will control only for that sponsorship.
